Havn is a free tool that computes a transparent, formula-driven read on real estate market timing, along with supporting calculators (rent vs. buy, refinance breakeven) and tools (comps search, alerts). Every number Havn shows is traceable to a documented formula on our methodology page.
Havn shows you the output of public formulas applied to public and licensed data. It is notpersonalized financial, investment, legal, or real estate advice, and it doesn't know your individual financial situation. Decisions about buying, selling, or refinancing a home are significant — please consult a licensed real estate agent, mortgage professional, financial advisor, or attorney as appropriate before acting on anything you see here.
Havn's scores and tools rely on third-party data sources (including FRED, Redfin, and RentCast) that we don't control. We refresh this data on a regular schedule and disclose the "as of" date on every score, but we can't guarantee that third-party data is complete, current, or error-free, and we're not liable for decisions made based on it.
Some features (saved scenarios, alerts) require an account. You're responsible for keeping your login credentials secure and for activity that happens under your account. You must be at least 18 years old to create one.
