Privacy Policy

1. Who we are

Havn ("Havn," "we," "us") operates viahavn.com, a free tool that gives home buyers, sellers, and agents a transparent, formula-driven read on real estate market timing. This policy explains what information we collect through the site, why, and what control you have over it.

2. Information we collect

We only collect what a given feature actually needs to work:

• Account information — if you create an account, we store your email address and an encrypted password (we never see or store your password in plain text; this is handled by our authentication provider, Supabase).
• Lead / contact information— if you use a "talk to a local agent" or similar contact form, we collect your name, email, and optionally your phone number and a message, along with the metro and whether you're buying, selling, or an agent inquiring about the product.
• Saved scenarios — if you save a rent-vs-buy or refinance calculation to your account, we store the inputs you entered (home price, rate, rent, etc.) so you can revisit it later.
• Alert preferences— if you set up a rate or price alert, we store the condition you asked to be notified about (e.g. "30yr rate drops below 6%").
• Standard server logs— like virtually every website, our hosting provider (Vercel) automatically logs things like IP address, browser type, and request timestamps for security and reliability purposes. We don't use this for tracking or advertising.

We do not use third-party advertising trackers, and we do not run analytics that profiles you individually.

3. How we use it

• To operate the features you use — your account, saved scenarios, and alerts.
• To send you an email when an alert condition you set actually triggers.
• To connect you with a local real estate agent, if you submit a "talk to a local agent" form and check the consent box. Agent accounts don't exist yet as of this writing— until they do, leads aren't shared with anyone. Once agent accounts launch, agents in your metro will be able to see aggregate lead activity and, if they subscribe, your contact details for leads matching their territory. This is disclosed up front on the lead form itself, not just here.
• To maintain and improve the reliability of the site.

4. Who we share it with

We use a small number of service providers to run Havn. Each only sees what it needs:

• Supabase — hosts our database and handles authentication. Stores your account, leads, saved scenarios, and alerts.
• Resend — delivers alert emails on our behalf. Receives your email address and the alert content only when an alert you set fires.
• Vercel — hosts the website itself.
• RentCast — powers our comps search. When you search for comparable sales, we send your search criteria (city, bedrooms, bathrooms) to RentCast — we do not send your name, email, or any personal information as part of that search.

We do not sell your personal information to data brokers or advertisers. The one exception, disclosed above, is that lead contact details you explicitly submit and consent to share may become visible to real estate agents once agent accounts launch — that's the stated purpose of that specific form, not a hidden use.

We may also disclose information if required by law or to protect the security of the service.

5. How long we keep it

We keep your data as long as your account is active, or as long as needed to provide the feature it supports (e.g. a lead stays on record so an agent can eventually follow up). You can delete saved scenarios and alerts yourself at any time from your account. To delete your account entirely or request removal of lead data you submitted, contact us using the email below.

6. Your rights

Depending on where you live, you may have rights to access, correct, delete, or export your personal information, and to opt out of certain uses of it — for example, under the California Consumer Privacy Act (CCPA) if you're a California resident, or the GDPR if you're in the UK/EU. To exercise any of these, email us using the address below and we'll respond promptly.

7. Cookies

We use one essential cookie to keep you signed in (set by Supabase Auth). We don't use advertising or cross-site tracking cookies.

8. Security

We use industry-standard practices (encryption in transit, access controls scoped per user at the database level) to protect your information, but no online service can guarantee absolute security.

9. Children

Havn isn't directed at children, and we don't knowingly collect information from anyone under 13 (or the relevant minimum age in your jurisdiction).

10. Changes to this policy

If we make material changes to this policy, we'll update the date at the top of this page.
